Forest Heights

Forest Heights is a residential neighbourhood in south east Edmonton. The North Saskatchewan River Valley is a prominent feature for the residents of Forest Heights. The neighborhood sits atop at the south bank of the valley where the river makes a bend from the north to east. A view of the river valley is possible on the west, north and east sides of Forest Heights. Four bridges provide access to destinations on the north side of the river and Edmonton’s downtown core and Government Centre. Capilano Mall is located a short distance to the east of the neighbourhood along 98 Avenue

The neighbourhood is bound on the north and west by the North Saskatchewan River valley, on the east by Wayne Gretzky Drive and 75 Street, and on the south by 98 Avenue.

The dominant structure type along the interior streets of Forest Heights is the single-family home. These account for roughly three out of four (76%) of the residences in the neighbourhood. Another one in eight (12%) are apartments and apartment style condominiums.  Slightly less common, accounting for 11% or one in ten of the residences in the neighbourhood, are duplexes.

101 Avenue located in Forest Heights and also the home of The Paul Blais Realty Group and RE/MAX Elite, was once the primary route into Edmonton’s downtown from the east. The community has expressed a desire to develop a vision for the corridor and proactively work to shape the future of 101 Avenue. In response to the community’s energy and interest, the City is working on a Vision and Corridor Study for 101 Avenue. The study area includes 101 Avenue and its adjacent properties from 79 Street to 50 Street.
